Early Land Development Initiatives

Foundation Years

The entrepreneurial journey began with land pooling, land acquisition and layout development activities across Visakhapatnam (Andhra Pradesh), Ooty and Mysore. These early years built a foundational understanding of urban land markets, growth corridors and the mechanics of large-scale land aggregation — skills that would prove critical in the decades ahead.

The period established core capabilities in identifying strategic land parcels aligned with emerging urban growth patterns and navigating the regulatory landscape of municipal and peri-urban development in coastal Andhra Pradesh.

Large Scale EPC Housing Development · Visakhapatnam

In 2004, participated in a landmark bid under Visakhapatnam Urban Development Authority (VUDA) for the construction of approximately 2 million square feet of residential development — comprising Lower Income Group (LIG), Middle Income Group (MIG) and Higher Income Group (HIG) housing segments, totalling around 2,000 apartment units.

The project was executed through ABS (Infra) Private Limited, formed in strategic association with Jurong (India) Pvt Ltd — a subsidiary of Jurong Town Corporation (JTC), Singapore, one of Asia's most respected industrial and urban development entities. This marked the beginning of a significant Singapore collaboration that would define Mr. Kunduru's subsequent projects.

Premium Sea View Villa Township · Rushikonda

In 2005, ABS (Infra) Private Limited participated in another prestigious VUDA bid for the development of a world-class gated villa township at Rushikonda, Visakhapatnam — one of the most scenic coastal corridors on India's eastern seaboard. The project involved the acquisition and development of approximately 13.75 acres of prime sea-fronting land.

Comprising 54 premium sea-view villas designed for integrated luxury coastal living, Sunny Isles was successfully completed in 2009. It stood as a statement in high-value residential positioning — blending premium architectural design with Rushikonda's natural coastal topography. The project reflected the growing confidence in Visakhapatnam as a premium residential market.

Panorama Hills

Landmark Integrated Township · Madhurawada, Visakhapatnam

Built over 6 million square feet — one of the largest residential township developments in Andhra Pradesh at that time.

In 2006, VUDA invited bids for one of the most ambitious integrated township developments in Andhra Pradesh — a 80-acre masterplanned community at Madhurawada, Visakhapatnam, nestled in the picturesque foothills overlooking the Bay of Bengal. The development encompassed residential villas, apartments across multiple towers, commercial spaces, a clubhouse, school, retail and hospitality facilities — a true self-contained urban ecosystem.

The project involved a bid value of approximately ₹243 crores paid to VUDA — representing one of the most significant urban development transactions in the region. It was executed through ABS (Infra) Private Limited with architectural and planning support from Jurong, Singapore. For strategic execution and governance, a Special Purpose Vehicle named Global Entropolis Asia Private Limited was formed in association with Singapore-based entities.

The township featured approximately 1,600 lifestyle apartments and 220+ luxury villas, 20 landscaped parks, a multiplex, shopping mall, biometric access, reticulated gas supply and hi-speed elevators. During the project lifecycle, a majority equity stake was strategically divested to Shriram Properties, which completed and branded the township. The project was completed in 2013.

Parallel Ventures

Granite Mining Operations

Participated in granite quarrying and mining operations in Prakasam District, Andhra Pradesh through Master Rocks. The venture provided exposure to natural resources extraction, supply chain management and industrial raw material markets — sectors closely linked to infrastructure and construction activity.

Ventura Crop Sciences

Established Ventura Crop Sciences, an agriculture-focused enterprise engaged in seed production, cultivation support and agricultural supply chain initiatives across Andhra Pradesh. This venture built exposure to India's rural economy, agri-value chains and sustainability — themes that would later influence the interest in biomass-based energy systems including Bio-CNG infrastructure.

ICON — Chennai

Residential Development · Chennai

Participated in the development of a mid-to-premium residential apartment project in Chennai named ICON, comprising approximately 300 residential apartments. The project extended the geographic footprint beyond Visakhapatnam into Tamil Nadu's primary metropolitan market — demonstrating multi-city execution capability.

Simultaneously, further strategic stake dilution in Global Entropolis Asia Private Limited — the SPV formed for Panorama Hills — was undertaken during this phase as part of the transition toward Shriram Properties' full ownership of the landmark township project.

Completion of Panorama Hills

2013 · Landmark Delivery

The Panorama Hills integrated township project was successfully completed in 2013 — marking the culmination of a seven-year development journey and one of the most ambitious township projects in the history of Andhra Pradesh. The project delivered a world-class community with over 1,800 residential units, commercial spaces, hospitality and recreational infrastructure across 80 acres.

Following the completion of Panorama Hills, strategic attention shifted toward residential development opportunities and investment plays in Bangalore — India's fastest growing metropolitan market — exploring new residential segments and partnership models aligned with the evolving urban real estate landscape in South India.

Exit from Ventura Crop Sciences

2014 · Strategic Divestment

In 2014, exited Ventura Crop Sciences following successful completion of the agricultural business phase. The divestment marked the conclusion of the agricultural chapter — consolidating focus and capital toward infrastructure and emerging strategic opportunities in renewable energy and commercial real estate.

Strategic IT Infrastructure Collaborations

In 2024–2025, engaged in strategic Memorandums of Understanding with Singapore-based CapitaLand and associated entities for the development of next-generation IT office spaces and commercial infrastructure in Bangalore and Hyderabad. CapitaLand — one of Asia's largest diversified real estate groups — brings institutional-grade expertise in master-planned business parks and integrated commercial developments.

This engagement reinforced the long-standing Singapore partnership axis that has been a hallmark of Mr. Kunduru's entrepreneurial journey — and positioned the platform for entry into India's rapidly expanding IT park and commercial real estate sector in two of the country's most dynamic technology hubs.

Renewable Energy Transition

S&A Infinity Renewables Private Limited

In 2025, established S&A Infinity Renewables Private Limited in strategic association with S&A Funds Pte Ltd, Singapore — marking the formal and decisive entry into India's renewable energy sector. The entity was structured to develop, own and operate large-scale clean energy infrastructure assets across India.

The flagship initiative is closely aligned with the development of a 100MW solar energy project in India, with land aggregation, regulatory approvals and site development activities currently underway. The project is designed to contribute to India's national renewable energy targets under the National Solar Mission — positioning the entity as a credible independent power producer in the clean energy ecosystem.

Bio-CNG over 5 years

Compressed Biogas (CBG), also known as Bio-CNG, is produced by purifying raw biogas generated from organic waste — including agricultural residue, food waste and municipal solid waste. With a calorific value equivalent to natural CNG, it is an ideal renewable substitute for fossil fuels in industrial, transport and domestic applications.

The initiative aligns with the Government of India's SATAT (Sustainable Alternative Towards Affordable Transportation) scheme, which targets 5,000 Bio-CNG plants and 15 MMT annual production by 2024 — creating a significant market opportunity for early movers in this space.

CBG / Bio-CNG & Integrated Industrial Vision

Targeting 500 tonnes Bio-CNG capacity over the next 5 years.
